Kitchen supply and installation service terms

These terms explain how Xeeni manages kitchen projects, including design confirmation, supply, delivery, installation, completion, snagging and aftercare.

1. Service overview

Xeeni supplies fitted kitchens and, where agreed in writing, installs kitchen furniture, cabinets, doors, panels, worktops, splashbacks, accessories and related products. Some projects are supply-only. Some projects include supply and installation. The exact service depends on the quotation, invoice, drawings and written specification agreed for the project.

These service terms are for kitchen supply and/or installation. They explain the general conditions that apply when Xeeni provides kitchen goods, fitting services, project support or aftercare.

Nothing in these terms removes or limits any statutory rights under UK consumer law.

2. Design confirmation and measurements

Xeeni works from the agreed quotation, kitchen design, drawings, measurements, appliance list, finish choices and written messages confirming the project details.

  • Initial prices or layouts may be based on customer-supplied room measurements, photos, plans or appliance details.
  • If customer measurements or site information are inaccurate, the design, price, delivery plan or installation method may need to change.
  • Where Xeeni carries out a survey and confirms measurements, those confirmed measurements will be used for production and ordering.
  • Drawings and visuals show layout and proportion. Small differences can occur because of site conditions, materials, manufacturing methods and installation tolerances.
  • Changes to layout, cabinet sizes, worktops, appliances, doors, handles, colours, sink positions, splashbacks, lighting or accessories must be confirmed in writing before ordering or manufacture.

3. Payments, ordering and lead times

Payments are made according to the quotation, invoice or written payment plan. Xeeni may require a deposit before ordering products, reserving production capacity, booking survey work or confirming installation dates.

Deposit

Ordering, production and detailed project work normally begin only after the agreed deposit has been received.

Stage payments

Projects may include pre-delivery, pre-installation or completion payments depending on the quotation.

Late payments

Late payment may delay ordering, delivery, installation, remedial visits, appliance release or aftercare support.

Ownership

Goods, furniture, worktops and appliances remain owned by Xeeni until related invoices have been paid in full, as far as the law allows.

If a payment is overdue, Xeeni may pause work or charge late payment interest where permitted by law and stated in the relevant invoice or payment terms.

4. Custom products, cancellations and refunds

Many kitchen products are made-to-order, cut to size, ordered for a specific layout or supplied for the customer's chosen finish and appliance package. Once ordering, templating, cutting or manufacture has started, changes and cancellations may not be possible without cost.

  • Custom cabinets, doors, panels, fillers, plinths, trims and accessories may be non-refundable once ordered, cut, drilled or manufactured.
  • Worktops, granite, quartz, solid surfaces and splashbacks may be non-refundable once templating, ordering, cutting or manufacture has started.
  • Appliances and accessories may be subject to supplier restocking charges, collection fees, packaging requirements or cancellation limits.
  • Delivery, survey, design, production, administration and installation preparation costs already incurred may be deducted from any refund where lawful.
  • This does not affect legal rights if goods are faulty, not as described, or services are not carried out with reasonable care and skill.

5. Materials, finishes and tolerances

Kitchen products are practical interior products. Normal manufacturing, material and installation tolerances apply.

Item Service notes
Cabinets and doors Board, MDF, laminate, painted, veneer-effect and grain-based finishes may show slight shade, grain, texture, batch or surface variation.
Worktops Quartz, granite, solid surfaces and timber-effect worktops may need joins. Natural or patterned materials can vary in colour, veining, streaking and movement.
Splashbacks and panels Glass, upstand, panel and splashback finishes can look different depending on light, wall alignment, reflection and viewing angle.
Fillers and trims Scribes, fillers, trims and small gaps may be required where walls, ceilings or floors are uneven, bowed, not level or out of square.
Appliances and sinks Appliances, sinks, taps, hobs, ovens and extractors are subject to manufacturer dimensions, installation rules, warranty terms and stock availability.

6. Delivery and storage on site

Delivery will be arranged according to the project plan and access available. For supply-only orders, delivery is normally to the property entrance unless another arrangement is agreed in writing.

  • The customer should provide safe access, parking, loading arrangements and clear routes where needed.
  • Delivered cabinets, doors, panels, worktops and appliances must be kept dry, secure and protected from damage, moisture, heat and extreme temperatures.
  • Xeeni is not responsible for theft, weather damage or customer damage after goods have been delivered in good condition.
  • Large panels, worktops and appliances may require special access. Restricted access can affect delivery, templating or installation.

7. Site preparation before installation

The kitchen area should be ready before installers arrive. A prepared site helps avoid delay, extra cost and aborted visits.

  • Remove personal belongings, fragile items, loose furniture and valuables from the work area.
  • Remove old kitchen units, worktops, appliances, flooring, tiles or fixtures unless removal is included in the quotation.
  • Tell Xeeni about hidden pipes, cables, gas lines, underfloor heating, weak walls, damp, leaks, mould, asbestos concerns or structural issues.
  • Provide electricity, reasonable lighting, safe access, working water where needed and suitable working conditions.
  • Keep children, visitors and pets away from delivery and installation areas.

8. During installation

Kitchen installation is a construction-style service. It may involve cutting, drilling, fixing, levelling, scribing, trimming, adjusting, moving heavy goods and working around existing property conditions.

  • Dust, noise and movement of large items through the property should be expected.
  • Minor marks or disturbance to nearby walls, ceilings, trims, flooring or decoration can occur during fitting.
  • Xeeni will take reasonable care, but plastering, painting, tiling, flooring and making-good are not included unless written in the quotation.
  • Unexpected site issues may require extra work, design adjustment, separate trades or a return visit.
  • Worktop templating and installation may happen after cabinet installation. Splashbacks are usually fitted after worktops where required.
  • Xeeni may use employees, approved installers or independent contractors to complete the agreed installation service.

Installer communication and private work

All project communication, extra requests, snagging, changes, payments and follow-up work must go through Xeeni directly. Customers should not arrange private work, private payments, referrals or separate jobs directly with Xeeni installers, approved fitters or contractors introduced through Xeeni.

Xeeni is not responsible for work, payment, damage, delay, dispute or warranty issues arising from private arrangements made directly with an installer or contractor outside the Xeeni process.

Changes during installation

If the customer requests an amendment, extra feature, different fitting method, additional accessory, removal work, finishing work or new requirement during installation, it must be discussed with Xeeni and agreed before the extra work is carried out.

Any change may affect labour time, materials, delivery, completion date and price. Installers are not authorised to agree free extras, discounts, private payments or scope changes outside the Xeeni process.

9. Services not included unless agreed

Unless the quotation clearly includes them, the following services are not part of Xeeni's kitchen supply or installation service:

Electrical work

Adding, moving, certifying or connecting sockets, switches, lighting circuits, ovens, hobs, extractors, data cabling or alarms.

Plumbing and gas

Moving or connecting gas, water, waste, dishwashers, washing machines, sinks, taps or other services unless agreed in writing.

Building work

Structural changes, wall strengthening, damp treatment, pipe boxing, plastering, tiling, flooring, skirting, coving or ceiling works.

Removal and disposal

Removal or disposal of old kitchens, appliances, tiles, flooring, packaging or waste unless agreed in writing.

10. Completion and snagging

The service is treated as substantially complete when the agreed kitchen goods have been supplied and, where included, installed in line with the agreed specification and are usable, even if minor snagging remains.

  • The customer should inspect the kitchen as soon as reasonably possible.
  • Snagging items should be reported in writing with photos where helpful.
  • Xeeni should be given reasonable access and time to inspect and resolve genuine snagging items.
  • Minor snagging does not normally justify withholding the full balance where the main installation is complete and usable.
  • Hinges, drawer runners, pull-outs, doors and alignment may need small adjustments after settling or normal use.

11. Care and maintenance

Kitchen products should be used and maintained carefully to preserve appearance, safety and performance.

  • Keep cabinets, doors and panels dry and away from leaks, damp, standing water, steam and excessive heat.
  • Use extractor fans and ventilation where needed to reduce steam, condensation and heat build-up.
  • Do not use harsh chemicals, abrasive pads, steam cleaners or excessive water on furniture surfaces.
  • Do not overload shelves, drawers, pull-outs, wall units or accessories beyond normal domestic use.
  • Register appliances with the manufacturer where required and follow manufacturer instructions.
  • Report faults promptly and avoid unauthorised repairs that may cause further damage.

12. Guarantee and aftercare

Subject to proper use, maintenance and payment being up to date, Xeeni provides a 7 year guarantee on kitchen furniture materials supplied by Xeeni and a 1 year guarantee on Xeeni installation workmanship.

Covered Not covered
Manufacturing faults in supplied kitchen cabinets, doors, carcasses, panels and similar furniture materials during normal domestic use. Moisture, leaks, steam, heat, impact, misuse, overloading, poor ventilation, unauthorised alteration or normal wear and tear.
Workmanship issues from Xeeni installation reported within the workmanship guarantee period. Movement in walls, ceilings, floors, plaster, tiles, flooring or decoration after installation.
Reasonable inspection or adjustment where a genuine defect is suspected. Customer-supplied products, third-party trades, private installer work, appliance manufacturer decisions or cosmetic damage from use.

Appliance warranties are provided by the appliance manufacturer. The customer should register appliances directly with the manufacturer and follow the manufacturer's warranty process.

13. Support and service questions
